Public Baths Study for Tyrol Province, Austria

Client:
Lebensraum Tirol Holding GmbH

Brief project description:

Tyrol Province currently has just over 20 public baths (indoor swimming pools and thermal water parks). Some of these are older and are beginning to show their age. Accordingly, major renovation investments will be required in the coming years. Several baths have also been closed in recent years because municipalities could no longer cover the ongoing operating costs, particularly those associated with renovations.

According to the results of a recent study, this has led to a shortage of baths in certain areas of Tyrol. Therefore, it is necessary to secure existing baths, as well as some new buildings, to ensure the provision of basic services (with the aim of ensuring that all children can learn to swim). It should also be noted that there are subregions where catchment areas overlap, and in some cases there is a slight oversupply of water surfaces.

The study conducted by Kohl > Partner comprised in-depth groundwork from which clear recommendations were derived for decision-makers from an expert perspective. Based on these results, the state has set up a fund of €75 million for Tyrolean public baths over the next 10 years.

Key elements of the project:

  • arrowboldA comprehensive analysis of the inventory of all public baths, taking into account frequencies, revenue and cost structures, the range of services offered and investment requirements
  • arrowboldAnalysis of catchment areas and market coverage checks
  • arrowboldProviding recommendations for action for Tyrol Province
